To facilitate a better stay, we provide the following rules of the building and the apartment:
BOOKING
● Any local residents must first contact us before booking – no instant booking by locals is permitted.
● Occupancy limit for the apartment is four (4) people.
● No third-party bookings. The person making the booking must be the same person accessing the apartment for the duration of the booked stay.
● Infants, babies, toddlers and children are more than welcome but each one must be specified on your reservation.
● This is a self-check-in apartment. By booking this stay, you certify that you are willing and able to follow the instructions that you are being provided by the booking platform through either the house manual or the check-in guide. This house manual and its incorporated check-in guide will be accessible to you for your full review before making your booking. You agree to review in full this house manual BEFORE making your booking. You also agree that you will not contact your host before reading this house manual.
CHECK-IN
● Check-in is on or after 3:00 p.m.
● Upon your arrival at the building, you must provide your passport or foreign identification card or driver’s license to the building’s front desk attendant. This is a mandatory building policy and also applies to anyone that may seek to visit with you during your stay.
● Please provide the anticipated hour of your arrival so that we may arrange to have everything ready for you.
● The apartment has an internet connected combination lock that will automatically accept your unique combination, which to make it very easy for you to remember will be the last four (4) digits of your cell phone telephone number. You will only have access to the apartment with that number from your 3:00 p.m. check-in time until your 10:00 a.m. check-out time.
● ARRIVAL CONDITION: The apartment is inspected for cleanliness prior to your arrival. It's important that guests report anything that is not in acceptable condition within one hour of your arrival. Anything not reported within that time frame will be deemed your responsibility.
INVENTORY
● The apartment has an inventory checklist that the cleaning staff verify after each guest leaves and before each new guest arrives. That checklist is left along with the other check-in documents on the kitchen counter for you. Please review the inventory and advise us immediately in the event you determine that there are any discrepancies.
● Non-consumable inventory items determined to be missing or damaged after your stay will be assessed to your account.
● We stock the apartment with various complementary drinks and snacks for your use and enjoyment during your stay. However, we do not otherwise replenish these items.

CONTRACT
● Upon your arrival, you will find check-in paperwork on the kitchen counter that will include a contract (also previously furnished by email to you) covering the duration of your stay.
● The Peruvian taxing authority (SUNAT) requires this document from all guests as well as a copy of each guest’s passport and immigration landing card to satisfy our compliance and tax reporting obligations.
SECURITY
● The name of any and all anticipated visitors must be supplied in advance to the building’s front desk attendant or security personnel, and they must be prepared to present proper identification to access the building.
● The building is very safe and secure, however it is recommended that you lock your apartment doors, close all windows and place valuables in the safe when you leave the apartment.
● Upon exiting the apartment, please be sure to fully close the apartment front door. Should the door be left ajar, the lock will signal us that the door needs to be closed and someone will have to be dispatched to secure the door.
● The apartment door is programed to automatically lock after a few seconds.
● The apartment has a small programable safe in the master bedroom closet within which to store your valuables.

● As a guest in the Grimaldo 247 building you must adhere to the building’s rules, which are strictly enforced.
● No smoking or use of drugs in the apartment or common areas.
● For the respect of our neighbors, please keep noise to a minimum.
● Quiet time is after 11:00 p.m.
● No parties in the apartment.
● It is a building policy that food, alcohol, smoking, and noise is banned on the balcony, patio and all building amenity areas such as the pool, gym, lobby, garage, roof, and gardens.
● The building prohibits use of the balcony or patio for drying clothes.
● Please be advised that all common areas of the building are under security camera surveillance. Any damage to the building’s common property must be reported to us and to the building’s front desk staff. The guest will be held fully responsible for any damage the guest causes to any of the building’s common property.
● Please be advised that any fine imposed by the building’s administration attributable to the stay of the guest and due to the guest’s non-compliance with the building’s rules will be charged in its entirety to the guest.
APARTMENT RULES
● No pets are allowed in the apartment.
● Only registered guests are allowed to stay in the apartment. No overnight visitors not listed on your reservation will be permitted.
● No food or drinks in bedrooms.
● No smoking anywhere in or around the apartment.
● If you need parking for you or a visitor, please let us know in advance. Parking is not always available.
● Enjoy the apartment and please treat it with the respect you would treat your own home.
● If you break or damage something – you should advise us as soon as possible so that we may try to remediate the situation.
● If any situation in the apartment is not to your liking or there is an issue, you should advise us as soon as possible so that we may try to resolve the issue for you. In that regard, you give us or our designated staff or third-party vendors to access the apartment during your stay to provide you with assistance with the issue you have reported.
● If you break or damage something – you must pay for it to be replaced.
● Please turn off the lights and electronic appliances when they are not in use.
● All apartment electronics are working properly. Please report any issues or damage to us. Any expenses to repair damage to electronics due to misuse will be charged in its entirety to the guest.
● If subsequent guests, with reservations booked on AirBNB or other platforms, are unable to use the property or access the apartment due to any action by you not limited to lost keys, locked doors, accessibility issues, damaged furniture, smoking, lead times for replacement items, damage to the property or violation of house rules, you are financially responsible for the lost revenue, discounts, or compensation afforded to them by us for the inconvenience.
● A violation of the house rules can lead to an immediate removal of all guests without refund.
HYGIENE & CARE
● All towels and bed linens are changed with each visitor.
● We deliver two (2) sets of towels per person and two (2) sets of bedding for each visit.
● The apartment has a washer and dryer for your clothing. Please clean the filters after each use.
● If you eat or drink in the apartment, please be careful. The furniture and bed could easily be soiled if care is not taken.
● Do not wash off makeup with the white towels provided. Each bathroom is stocked with a black make-up towel.
● Please do not flush anything other than toilet paper down the toilets. Please NEVER flush sanitary items down the toilets.
● All garbage must be properly disposed in the receptacles located throughout the apartment. Each receptacle has a plastic liner and additional liners are located under the kitchen sink.
● The building trash and recyclable containers are located on S-1. Please dispose of any garbage and recyclables there.
● Recyclables bins are divided between organic (“Organico”), plastic (“Plastico”), cardboard (“Papel”) or glass (“Vidrio”).
● Should any sofas, bed sheets, pillows, duvets and/or towels become stained or soiled due to food, wine, blood or make-up products, we will deduct an extra professional cleaning service fee or replace the damaged materials with new ones from your damage deposit.
● Damages exceeding the deposit amount (if any) will be billed to the guest and reported to the booking platform (Airbnb, VRBO, Booking.com, etc.).
● We understand that accidents happen, and we greatly appreciate your honesty in this matter.
● We respect guests that are frank and sincere.
NON-FOOD/DRINK CONSUMABLES
● All non-food/drink consumables such as toiletries (q-tips, make-up pads, disposable razors, shave cream, soap, shampoo, conditioner), toilet paper, laundry detergent, dish soap and cleaning products belong to the apartment and are for the common use of ALL of our guests. Please feel free to use what you need during your stay and leave the rest for the next guests.
FOOD/DRINK CONSUMABLES
● To earn your 5-star rating and as welcome additional amenity we stock the apartment with the following food/drink consumables for your arrival:
Bottled water, decaffeinated and regular coffee, assorted teas, sugar, salt, pepper, olive oil, powdered creamer and assorted spices.
BOOKS/MAGAZINES
● All books/magazines belong to the apartment and are for common use for all our guests.
● Please feel free to read what you like and leave the books or magazines on the shelf.
CLEANING
● One cleaning fee is charged for each booking for stays from one (1) day up to two (2) weeks.
● Should you require additional or more frequent cleaning, the charge will be $40.00 per each cleaning.
CHECK-OUT
● Check-out is on or before 10:00 a.m.
● Please be sure to take all your belongings with you.
● Please provide the anticipated hour of your departure so that we may arrange to have everything ready for the next guests.
● Please respect the check-out time as we require five (5) hours to get the apartment ready for the next guests.
● Please note that the entire check-out process is with us. Please do not ask the front desk or building security about luggage storage or for assistance with your luggage.
● Please remember that this is a private building and not a hotel.
FEE SCHEDULE
● There will be $250 charge per day assessed for indoor smoking or indoor smoke smells created by smoking near open windows and doors.
● There will be $50 charge assessed for unauthorized late check-outs (between 10:15 and 11:00 a.m.).
● Unauthorized late check-outs after 11:00 a.m. will be charged for a full day’s rental at the then current undiscounted per night rental rate.
● There will be $50 charge per day assessed for any unauthorized pets.
● There will be $50 charge per day assessed for any unauthorized individuals renting the apartment.
RATINGS
● Short term stays are not rated like hotels at all! If a host is under a 4.7-star average, their account can be deactivated, and all future stays cancelled. Your review really matters and seriously impacts us as a host and our future guests. Some review guidelines are as follows:

HELPFUL TRAVEL TIPS
This is a summary of precautions to keep in mind during your travels. Miraflores is one of the safest travel areas in Peru and most tourists have no issues.
GENERALLY
● Try to keep a low profile;
● Dress modestly;
● Don’t carry large amounts of cash;
● Don’t carry all your credit cards;
● Don’t wear expensive jewelry;
● Secure your pocketbook and electronics;
If you are the victim of a robbery, call the Peruvian police immediately. The emergency number for the English speaking tourist police is 080022221. You can also call iPeru for tourist assistance at 1-574-8000. In case you are the victim of an armed robbery, please don’t resist. Thieves are aggressive and often act under the influence of drugs.
MONEY/CREDIT CARDS
● Change money at local banks and authorized agencies. In Miraflores, you can use street money exchange that usually have a better rate. Many of these can be found along Avenida Larco, Avenida Pardo and Parque Central Miraflores.
● Be careful when withdrawing money from ATM machines. Many criminals target ATM locations and can either accost you as you are completing or finishing your withdrawal or following you to rob you after.
● When paying with a credit card, never leave your card alone and keep your eye on your credit card throughout the payment process.
TAXI
● Only use taxis from registered services. Do not flag a taxi on the street. The use of taxis by UBER or other telephone/smartphone apps does not guaranty your safety. It is however, a means to mitigate your risk of kidnapping or other crimes associated with taxis.
● Robberies have been reported with taxi services. If your taxi driver is using his cell phone (voice or message) at the time of service, instruct your driver to not do so.
● It is always safer to calling a taxi service or an Uber than getting a taxi on the street.
● If you are hailing a taxi on the street, be aware that there are no meters and that you need to advise the driver of your destination and negotiate a price for the ride in advance. To get a sense of what a reasonable cost for a trip is, it is always good to ask 2-3 drivers before agreeing to an amount.
WALKING
● Avoid dark streets or isolated areas at night, particularly around tourist areas.
● Be circumspect about the display of expensive jewelry, watches or electronics.
BACKPACKS & WALLETS
● Avoid making anything on your person readily accessible to pickpockets.
● Always keep backpacks, purses and suitcases close to you and within your eyesight.
PASSPORT
● Keep your original passport in the apartment safe or in another safe place. Make a copy of the main page, the page containing the visa (if necessary) and a copy of the Peruvian Immigration form received at the port of entry to keep on your cell phone or to have as a hard copy to keep with you.
BUSINESS HOURS
● Most banks serve the public from Monday to Friday between 9:00 a.m. and 5:30 p.m. Most commercial establishments are open from Monday to Saturday between 10:00 a.m. and 8:00 p.m.
TIPPING
● Although tipping is not considered compulsory, 10% of the total bill is an average tip.
CLOTHING
● Throughout the year Lima maintains warm temperatures and little to no rainfall. It is advisable to wear fabric that breathes easily in the summer months and for the winter you may need a sweater or jacket, as the nights become cooler.
FOOD
● Although Peruvian gastronomy is world-renowned for its quality and taste, it is advisable to eat in moderation if you are not use to Peruvian food.
WATER
● Consume only bottled water.
DRINKS
● It is advisable to buy your own drinks and to not leave your drink out of your sight, as someone could slip drugs into your drink.
A/C POWER
● A/C power in Peru is 220 volts.
BUS OUTSIDE LIMA
● When travelling by bus, never leave your carry-on bag and valuables alone. Thieves often steal when passengers are asleep or distracted.
● Try to use direct bus or executive service.
● Non-direct busses make many stops along the way. This increases your chances of being robbed, assaulted or hijacked.
AIRPORT ROUTE TO MIRAFLORES
● Lima has a lot of traffic congestion. The route between the airport and Miraflores has a lot of motorcycle thieves that take advantage of the traffic to rob. They break the car window when the car is not moving.
● If you are inside a car/taxi, etc. keep the windows closed and valuables out of sight.
ELECTRONICS USEAGE
TELEVISIONS
The apartment has two flat screen wall-mounted Samsung televisions, one in the living room and one in the master bedroom. The television provider is Claro Peru. Other internet based applications and subscription services such as Netflix, YouTube, Amazon Prime, can be accessed by, where necessary, supplying your own log-in information or password.
The smaller narrower remote controls the T.V. and the larger curved remote that says “Claro*” controls the cable T.V. stations, that are accessed through HDMI3.
INTERNET
The apartment has high speed internet access throughout the apartment and patio. The network name is either Charlip, Charlip-1 or Charlip-5G. The password for each network is SC06481896.
FRONT DOOR LOCK
The apartment has a smart WiFi enabled front door lock. The door will lock automatically behind you when closed. You will be furnished a log-in code prior to your arrival which we strive to make identical to the last four digits of your cell phone so it can be easily recalled. If necessary, the front door can be locked and unlocked remotely.
ECHO DOT
The apartment has an Echo Dot in the living room. It can be used to access Amazon Alexa or Google services, music or inquiries, however no services requiring payment are permitted and have been disabled.
SAFE
There is a smart safe located in the master bedroom closet. To initially program it, hold in the green button an the back part of the door and then enter # and your 4 digit code and then # again. When you close the safe door, turn the door lock and the safe will be locked. To open the safe, enter # and your 4 digit code and then # again. If you have any issues opening the safe, it can also be opened manually through the use of a key that can be supplied by your on-site host.

● A violation of the house rules can lead to an immediate removal of all guests without refund.
HYGIENE & CARE
● All towels and bed linens are changed with each visitor.
● We deliver two (2) sets of towels per person and two (2) sets of bedding for each visit.
● The apartment has a washer and dryer for your clothing. Please clean the filters after each use.
● If you eat or drink in the apartment, please be careful. The furniture and bed could easily be soiled if care is not taken.
● Do not wash off makeup with the white towels provided. Each bathroom is stocked with a black make-up towel.
● Please do not flush anything other than toilet paper down the toilets. Please NEVER flush sanitary items down the toilets.
● All garbage must be properly disposed in the receptacles located throughout the apartment. Each receptacle has a plastic liner and additional liners are located under the kitchen sink.
● The building trash and recyclable containers are located on S-1. Please dispose of any garbage and recyclables there.
● Recyclables bins are divided between organic (“Organico”), plastic (“Plastico”), cardboard (“Papel”) or glass (“Vidrio”).
● Should any sofas, bed sheets, pillows, duvets and/or towels become stained or soiled due to food, wine, blood or make-up products, we will deduct an extra professional cleaning service fee or replace the damaged materials with new ones from your damage deposit.
● Damages exceeding the deposit amount (if any) will be billed to the guest and reported to the booking platform (Airbnb, VRBO, Booking.com, etc.).
● We understand that accidents happen, and we greatly appreciate your honesty in this matter.
● We respect guests that are frank and sincere.
NON-FOOD/DRINK CONSUMABLES
● All non-food/drink consumables such as toiletries (q-tips, make-up pads, disposable razors, shave cream, soap, shampoo, conditioner), toilet paper, laundry detergent, dish soap and cleaning products belong to the apartment and are for the common use of ALL of our guests. Please feel free to use what you need during your stay and leave the rest for the next guests.
FOOD/DRINK CONSUMABLES
● To earn your 5-star rating and as welcome additional amenity we stock the apartment with the following food/drink consumables for your arrival:
Bottled water, decaffeinated and regular coffee, assorted teas, sugar, salt, pepper, olive oil, powdered creamer and assorted spices.
BOOKS/MAGAZINES
● All books/magazines belong to the apartment and are for common use for all our guests.
● Please feel free to read what you like and leave the books or magazines on the shelf.
CLEANING
● One cleaning fee is charged for each booking for stays from one (1) day up to two (2) weeks.
● Should you require additional or more frequent cleaning, the charge will be $40.00 per each cleaning.
CHECK-OUT
● Check-out is on or before 10:00 a.m.
● Please be sure to take all your belongings with you.
● Please provide the anticipated hour of your departure so that we may arrange to have everything ready for the next guests.
● Please respect the check-out time as we require five (5) hours to get the apartment ready for the next guests.
● Please note that the entire check-out process is with us. Please do not ask the front desk or building security about luggage storage or for assistance with your luggage.
● Please remember that this is a private building and not a hotel.
FEE SCHEDULE
● There will be $250 charge per day assessed for indoor smoking or indoor smoke smells created by smoking near open windows and doors.
● There will be $50 charge assessed for unauthorized late check-outs (between 10:15 and 11:00 a.m.).
● Unauthorized late check-outs after 11:00 a.m. will be charged for a full day’s rental at the then current undiscounted per night rental rate.
● There will be $50 charge per day assessed for any unauthorized pets.
● There will be $50 charge per day assessed for any unauthorized individuals renting the apartment.
RATINGS
● Short term stays are not rated like hotels at all! If a host is under a 4.7-star average, their account can be deactivated, and all future stays cancelled. Your review really matters and seriously impacts us as a host and our future guests. Some review guidelines are as follows:

HELPFUL TRAVEL TIPS
This is a summary of precautions to keep in mind during your travels. Miraflores is one of the safest travel areas in Peru and most tourists have no issues.
GENERALLY
● Try to keep a low profile;
● Dress modestly;
● Don’t carry large amounts of cash;
● Don’t carry all your credit cards;
● Don’t wear expensive jewelry;
● Secure your pocketbook and electronics;
If you are the victim of a robbery, call the Peruvian police immediately. The emergency number for the English speaking tourist police is 080022221. You can also call iPeru for tourist assistance at 1-574-8000. In case you are the victim of an armed robbery, please don’t resist. Thieves are aggressive and often act under the influence of drugs.
MONEY/CREDIT CARDS
● Change money at local banks and authorized agencies. In Miraflores, you can use street money exchange that usually have a better rate. Many of these can be found along Avenida Larco, Avenida Pardo and Parque Central Miraflores.
● Be careful when withdrawing money from ATM machines. Many criminals target ATM locations and can either accost you as you are completing or finishing your withdrawal or following you to rob you after.
● When paying with a credit card, never leave your card alone and keep your eye on your credit card throughout the payment process.
TAXI
● Only use taxis from registered services. Do not flag a taxi on the street. The use of taxis by UBER or other telephone/smartphone apps does not guaranty your safety. It is however, a means to mitigate your risk of kidnapping or other crimes associated with taxis.
● Robberies have been reported with taxi services. If your taxi driver is using his cell phone (voice or message) at the time of service, instruct your driver to not do so.
● It is always safer to calling a taxi service or an Uber than getting a taxi on the street.
● If you are hailing a taxi on the street, be aware that there are no meters and that you need to advise the driver of your destination and negotiate a price for the ride in advance. To get a sense of what a reasonable cost for a trip is, it is always good to ask 2-3 drivers before agreeing to an amount.
WALKING
● Avoid dark streets or isolated areas at night, particularly around tourist areas.
● Be circumspect about the display of expensive jewelry, watches or electronics.
BACKPACKS & WALLETS
● Avoid making anything on your person readily accessible to pickpockets.
● Always keep backpacks, purses and suitcases close to you and within your eyesight.
PASSPORT
● Keep your original passport in the apartment safe or in another safe place. Make a copy of the main page, the page containing the visa (if necessary) and a copy of the Peruvian Immigration form received at the port of entry to keep on your cell phone or to have as a hard copy to keep with you.
BUSINESS HOURS
● Most banks serve the public from Monday to Friday between 9:00 a.m. and 5:30 p.m. Most commercial establishments are open from Monday to Saturday between 10:00 a.m. and 8:00 p.m.
TIPPING
● Although tipping is not considered compulsory, 10% of the total bill is an average tip.
CLOTHING
● Throughout the year Lima maintains warm temperatures and little to no rainfall. It is advisable to wear fabric that breathes easily in the summer months and for the winter you may need a sweater or jacket, as the nights become cooler.
FOOD
● Although Peruvian gastronomy is world-renowned for its quality and taste, it is advisable to eat in moderation if you are not use to Peruvian food.
WATER
● Consume only bottled water.
DRINKS
● It is advisable to buy your own drinks and to not leave your drink out of your sight, as someone could slip drugs into your drink.
A/C POWER
● A/C power in Peru is 220 volts.
BUS OUTSIDE LIMA
● When travelling by bus, never leave your carry-on bag and valuables alone. Thieves often steal when passengers are asleep or distracted.
● Try to use direct bus or executive service.
● Non-direct busses make many stops along the way. This increases your chances of being robbed, assaulted or hijacked.
AIRPORT ROUTE TO MIRAFLORES
● Lima has a lot of traffic congestion. The route between the airport and Miraflores has a lot of motorcycle thieves that take advantage of the traffic to rob. They break the car window when the car is not moving.
● If you are inside a car/taxi, etc. keep the windows closed and valuables out of sight.
ELECTRONICS USEAGE
TELEVISIONS
The apartment has two flat screen wall-mounted Samsung televisions, one in the living room and one in the master bedroom. The television provider is Claro Peru. Other internet based applications and subscription services such as Netflix, YouTube, Amazon Prime, can be accessed by, where necessary, supplying your own log-in information or password.
The smaller narrower remote controls the T.V. and the larger curved remote that says “Claro*” controls the cable T.V. stations, that are accessed through HDMI3.
INTERNET
The apartment has high speed internet access throughout the apartment and patio. The network name is either Charlip, Charlip-1 or Charlip-5G. The password for each network is SC06481896.
FRONT DOOR LOCK
The apartment has a smart WiFi enabled front door lock. The door will lock automatically behind you when closed. You will be furnished a log-in code prior to your arrival which we strive to make identical to the last four digits of your cell phone so it can be easily recalled. If necessary, the front door can be locked and unlocked remotely.
ECHO DOT
The apartment has an Echo Dot in the living room. It can be used to access Amazon Alexa or Google services, music or inquiries, however no services requiring payment are permitted and have been disabled.
SAFE
There is a smart safe located in the master bedroom closet. To initially program it, hold in the green button an the back part of the door and then enter # and your 4 digit code and then # again. When you close the safe door, turn the door lock and the safe will be locked. To open the safe, enter # and your 4 digit code and then # again. If you have any issues opening the safe, it can also be opened manually through the use of a key that can be supplied by your on-site host.
